HMPO Passport Processing Facility – Sopra Steria, Hemel Hempstead

Principal Designer and Project Management services for a secure hybrid office and warehouse fit-out.

KTCS provided Principal Designer and Project Management services for the creation of a UK passport processing facility for Sopra Steria within an existing warehouse and office environment in Hemel Hempstead. The project required the design and delivery of a specialist hybrid facility for around 90 full-time staff, including dedicated passport-processing workstations and equipment, office accommodation and associated warehouse storage. Works included a comprehensive refurbishment of the building's MEP services and structured cabling infrastructure. Delivery took place within an existing high-security building immediately adjacent to live operational facilities, requiring careful design coordination, programme management and control of the works to maintain security and minimise disruption throughout delivery.

B&M Warehouse – Iron Mountain Rugby 3

KTCS provided full-time on-site Project Management and Site Management together with coordinated design services for the delivery of a narrow-aisle warehouse at Iron Mountain Rugby 3 for a fast-moving warehousing and logistics operation. The completed scheme provides 25,000 pallet locations and included racking, sprinklers, general and emergency lighting, smoke detection and fire alarm systems, a substantial picking area beneath a lowered protective ceiling, MHE charging and maintenance bays, and a segregated HAZMAT area. KTCS also managed the full fit-out of the associated office and welfare accommodation, including a fully serviced hot-food restaurant. Delivery required close coordination of specialist contractors and services within an operational warehouse environment.

2025 Office & Welfare Upgrade Programme – Oasis Group UK & Ireland

During 2025, Oasis Group undertook a UK and Ireland programme to improve brand alignment across its main conference rooms and staff welfare facilities. KTCS was engaged to provide a full design-and-build package across regional hub refurbishments, including Project Management, Principal Designer, Principal Contractor and Site Management services. The programme created a more consistent brand and workplace standard across Oasis Group's regional centres.

HMPO Passport Processing Facility – Iron Mountain, Corby

Principal Contractor and Project Management services, with Principal Designer services provided through a specialist partner company.

KTCS provided Project Management and Principal Contractor services for the creation of a UK passport processing facility within an existing Iron Mountain warehouse and office environment in Corby. Principal Designer services were provided through a KTCS partner company. The scheme was the sister project to the Hemel Hempstead facility, with both programmes running concurrently. The Corby project created a hybrid office and warehouse operation for around 90 full-time staff, incorporating specialist passport-processing desks and equipment, office accommodation and warehouse storage. Works included a comprehensive MEP and structured cabling refurbishment together with the wider fit-out required for the specialist operational environment. Construction was managed within a high-security building alongside live operations, requiring close coordination of contractors, programme, safety, security and operational interfaces.

Iron Mountain W&L PH4 – Lutterworth MPN2

KTCS provided full-time on-site Project Management and Site Management together with off-site coordinated design services for the delivery of the final quarter of a very narrow aisle warehouse at Iron Mountain MPN2 in Lutterworth. The phase added 20,000 pallet locations and followed KTCS's delivery of the first three quarters of the warehouse in 2023. Works included racking, sprinklers, general and emergency lighting, smoke detection and fire alarm systems, a substantial picking and packing area, MHE charging infrastructure for the Q4 area, and the refurbishment and fit-out of additional offices.

HMPO Special Project – Iron Mountain, Hoddesdon

Urgent office refurbishment and serviced modular-building installation, with Principal Designer services provided through a specialist partner company.

KTCS provided Project Management and Principal Contractor services for an urgent HMPO-related project at Iron Mountain's Hoddesdon facility, with Principal Designer services provided through a KTCS partner company. The project required the rapid creation of additional data-processing capacity for approximately 110 staff through a combination of refurbished existing office accommodation and a new external modular building. Internal refurbishment works included upgrades to power and structured cabling, furniture installation and new finishes. Alongside these works, KTCS managed the installation of a new fully serviced modular building and the coordination of its associated services within the wider operational site. The programme was driven by an urgent operational requirement, making speed of delivery, coordination and management of multiple workstreams central to successful completion.

PepsiCo – Iron Mountain Rugby 2 & 3

KTCS provided on-site Project Management and Site Management for MHE charging works supporting PepsiCo operations at Iron Mountain Rugby 2 and Rugby 3. At Rugby 2, following KTCS's coordinated design service for the original warehouse fit-out in 2023, the team was re-engaged for an urgent requirement to provide additional MHE charging and an operational podium workspace. The works were delivered within a very busy live warehouse environment, requiring close coordination of contractors, health and safety and operational interfaces.
